Fall Homeowner's Checklist

 
I love autumn almost as much as spring here in the Lowcountry! The oppressive heat has dissipated and you can walk outside without your glasses fogging up! While our northern friends are battening down the hatches for winter, we may not have the same urgency to drain our irrigation, pools or exterior spigots. But don’t be fooled – the last couple of days have shown that even we can be vulnerable to overnight lows in the 30’s! Yes, our winters are milder, and still, it’s a good idea to schedule seasonal maintenance as our seasons change:
 

1 - Clean Gutters and Downspouts:

  • Remove leaves and debris.
  • Ensure downspouts direct water away from the foundation.

2 - Roof Inspection:

  • Check for damaged or missing shingles, particularly after the end of Hurricane Season (Nov 30), when the chances of severe storm damage are no longer elevated.
  • Look for flashing and sealant issues.
  • Schedule professional roof maintenance if needed.

3 - Weatherproof Windows and Doors:

  • Inspect for gaps and drafts in caulking and weatherstripping.
  • Replace or repair damaged seals.

4 - Chimney and Fireplace Maintenance:

  • Check the fireplace and ensure the damper is working properly.
  • Stock up on firewood if you use your fireplace.

5 - Heating and HVAC System Maintenance:

  • Schedule a professional HVAC inspection and tune-up.
  • Replace or clean filters. In fact, most are best off to use less expensive filters and change them every 4-6 weeks, so if it’s been a while, do it now! It is not only better for your health, it will keep your equipment running longer.
  • Consider upgrading to a programmable thermostat, if you don’t have one already.

6 - Check Insulation:

  • Ensure insulation is in good condition and evenly distributed.
  • Consider adding or replacing insulation if needed for energy efficiency.

7 - Test Smoke and Carbon Monoxide Detectors:

  • Replace batteries and test detectors.
  • Install new units if they are outdated (10 years or more) or not functioning correctly.

8 - Clean and Store Outdoor Furniture:

  • Clean outdoor furniture and cushions, decks, fences to remove any mold and mildew that has built up during the hot and humid summer months.
  • Make sure your grill covers are in good shape, and replace as necessary.

9 - Lawn and Garden Maintenance:

  • Continue regular lawn care and watering as needed, weather permitting.
  • Trim trees and bushes away from the house.

10 - Outdoor Faucets and Sprinkler Systems:

  • Disconnect hoses and drain water from outdoor faucets,, and make sure that you have covers for your spigots, backflows and garden hoses before you need them.
  • Check and maintain sprinkler systems, amd remember to turn off your automatic irrigation when the temperature dips.

11 - Inspect and Clean the Garage:

  • Check for drafts and insulate if needed.
  • Organize and declutter the garage.

12 - Pest Control:

  • Seal cracks and openings in the foundation.
  • Continue regular pest control measures.

13 - Clean and Check the Sump Pump:

  • Ensure the sump pump is in working order.
  • Clean the pit and test the float switch.

14 - Check Outdoor Lighting:

  • Replace bulbs in outdoor lights.
  • Consider installing motion sensor lights for added security.

15 - Prepare Emergency Kit:

  • Ensure your emergency kit is up to date and includes essential supplies. This is also the time I check the canned goods in my “hurricane stash” for expiration dates. I use whatever will expire before the end of next hurricane season, and replenish my stock before the next hurricane season starts in the spring.

16 - Caulk and Seal Gaps:

  • Inspect the exterior of your home for gaps and cracks.
  • Seal them to prevent drafts and pests.

17 - Clean and Inspect the Dryer Vent:

  • Remove lint buildup to prevent fire hazards.
  • Check the vent for any damage, nests, pest infiltration or other obstructions.

18 - Check and Clean the HVAC Air Ducts:

  • Schedule professional duct cleaning if necessary.

19 - Inspect and Clean the Water Heater:

  • Drain and flush the water heater to remove sediment.

20 - Consider a Home Energy Audit:

  • Hire a professional to assess your home's energy efficiency and make improvements as needed.

21 - Make or review your list of repair and maintenance items you expect may be necessary in the next year

  • Get estimates for those repairs. If you need references for contractors, call me!
